It appears that (2) different plan sets have been provided for the submittal. One contains revision clouds without <br />an Architectural seal while the other has omitted the revision clouds and contains an architectural seal. Please <br />clarify and submit (2) sets of stamped plans for review. <br />2. On Sheet A1.0.2, it is unclear if the proposed removal of the stairway (near Grids B/3 and B/4) that currently <br />communicates between with Floor l and Floor 2 can still maintain adequate egress for occupants at Floor <br />1. Please clarify or provide an additional egress plan demonstrating where Floor 1 occupants have adequate <br />means of egress. IBC 1001.1. <br />3. Please provide design calculations and an infill framing plan as a result of removing the stairway. Electing this <br />component as a deferred submittal is cannot be accepted as it is unclear what the loading and design criteria is <br />as it is not listed on the plans. Also, it is atypical for the Architect of Record (as the registered design <br />professional in responsible charge) to review the structural engineering components as a design -build deferred <br />submittal as it may exceed the scope of architectural duties. Please provide additional information as <br />required. IBC 107.3.4.1. <br />4. On Sheet A1.1, it appears that only one bathroom is being updated for the purposes of satisfying the <br />requirement of accessibility while proposing the use of gender neutral facilities. Per IBC 1109.2, Exception 3 <br />notes that an additional restroom may be required to be accessible as the minimum requirement is designated <br />to be not less than the sum of required accessible separate male plus female rooms. Given that occupants in the <br />proposed space may not have access to the accessible restrooms shown in the existing (NIC) space, it is unclear <br />if this accessible toilet room count is being achieved within the proposed tenant space. Please clarify. IBC <br />1109.2. <br />Please verify the Type of Construction of this structure. Previous records indicate that the Type of Construction <br />is listed as III -A at the time of original construction. However, plans indicate this is II -A on the set. Please verify <br />or provide justification for the change on the Type of Construction such that it is in accordance with IBC 601. <br />6.
