The
owner should be advised of these conditions, and we recommend the owner pursue obtaining permits to ensure that the
condition of the existing house is legal and safe. Note that documenting the existing portionsof the house as"existing"in
this current permit application for the addition do not constitute legitimizing any construction that was previously
performed without permits.
Findings:The existing house appears to potentially have unpermitted work, notably on the west side for the entryway and
° small bump-out of the family room. Interior work may have also occurred to update the building, such as remodel of the
bathroom and kitchen. The interior improvement would have potentially involved replacement of the wall and ceiling GWB,
which may have required additional insulation to be added. The work likely would have also including modifications of the
electrical and plumbing systems. It is understood that this work was likely performed by a previous owner, but still results in
a building with unpermitted work. The permit history for this house is sparse, but it does appear a permit was obtained to
do some work in 1997;note that the permit application was in response to code enforcement action for performing work
without permits, and the permit did not have a final inspection,so work under that permit is not official. The description of
work under that permit mentions the carport, which differs from the original construction of the building, but other work
noted does not appear consistent with changes to the west side of the building as discussed above.
Response:
I will put client on notice for future correction.
The whole house ventilation method should be specified. The note currently lists all four options.
Response:
See revision on A0.0
1.5 energy credits are required for this project.
7
Response:
See revision on A0.0
The house exhaust is located in the laundry room, which is separated from the remainder of the house by a door. Per our
/7'.
discussion, the house exhaust should be relocated to the mudroom. A local exhaust should remain in the laundry room.
Response:
See revision on A1.0
AD Residential Design Consulting 206.348.4483 akd.archdesign@gmail.com
