I do not see a record of receiving these <br /> drawings, but I have used them to perform another intake review. We revised the Trakit record yesterday to correct the <br /> entries to reflect the history of this project based on the documents in-hand. <br /> The drawings still require modifications. In addition to my original email,the following needs to be addressed: <br /> 1. The existing(as-built) plans should clearly indicate the existing walls that will be demolished. <br /> 2. The new(proposed) plans should clearly show the new walls. These should be delineated by shading the new <br /> walls (leave exiting walls unshaded), or another industry-standard method. <br /> 3. The basement of the house is not permitted as habitable space. The propose project includes providing a <br /> bedroom in the basement. The space needs to be insulated per the 2015 WSEC Chapter 4. Energy information <br /> is noted in the drawings, but the proposed insulation at all required wall and floor elements is not clear. In <br /> addition, energy credits are required per Section R406; a schedule of the selected credits should be stated in the <br /> drawings. The interior walls should comply with the requirements for exterior walls unless the entire basement <br /> is converted. Floor/ceiling and under(or over) slab insulation is also required. <br /> 4. The bedroom is below grade and appears to require a window well. Dimensions and details for both the egress <br /> window and window wall are required. See IRC Section R310. <br /> 5. The exterior walls are being modified, including but not limited to the basement egress window, and windows <br /> along the south and west main floor exterior walls. Details for the walls, including framing and insulation <br /> requirements, are required. <br /> 6. The stairway appears to be modified to lengthen the stairs. This also impacts for structural framing for the main <br /> floor. Framing plans should be provided showing the changes and demonstrating compliance with IRC Chapter <br /> 5. Details for the stair construction should be provided; see IRC Section R311.7. Note that the plans indicate the <br /> existing rise/run does not comply with current code;this is required to create the new bedroom in the <br /> basement. The minimum clearance at the top of the stairs to the interior side of the exterior east wall should be <br /> specified;this should not be less than 3 feet. <br /> 7. The house includes an exterior ramp on the east side that was installed between 2011 and 2015 based on aerial <br /> photography. There is not permit history for this work. The ramp does not appear to comply with the <br /> code. The ramp should be permitted or demolished;this should be shown in the plans. <br /> 8. Smoke alarms are required immediately outside the bedroom areas per IRC Section R314. <br /> These are only preliminary comments.
