(CSES) <br />6311 17th Avenue NE, Seattle, WA 99115 <br />Phone (206) 527-1288 email john@cses-engineering.com <br />Site visit location: Date of visit: June 19.2023 <br />2003 Wetmore Avenue, Everett, WA 98201 <br />Brian. <br />We are Structural Engineers, licensed in Washington State. At your request, I met you at the <br />address above, to make a structural evaluation of several floor joists that were damaged when they <br />were cut for the installation of plumbing. This house is a duplex, and the framing of concern is located <br />in the southeast portion of the upstairs unit. The two bathrooms are separated by a common plumbing <br />wall. The existing floor framing consists of 2x8 wood joists spaced at about 16 inches on center, and <br />apparently spanning roughly 10 feet. <br />During the site visit, you first directed my attention to the damaged floor framing in the east <br />bathroom, which are separated by a common wall. Three inch deep notches had been cut into the tops <br />of three of the joists, in order to accommodate a plumbing drain. Each of these joists may be repaired <br />by adding a 6 foot long 2x4 sister joist, which should be centered on the notches, and nailed to the <br />existing 2x8s with two rows of 16d nails spaced at 6 inches on center. This repair is detailed in a <br />sketch provided with this letter. <br />For the west bathroom, a section of one joist located under the dividing wall was cut out, and <br />replaced with a new 2x8 sister joist. This condition may be repaired by adding nailing through the new <br />joist and into the existing joist_ This repair is also detailed on the attached sketch_ <br />This report and assessment is not comprehensive, and is based on my cursory visual inspection <br />(no testing was performed) as described above, and on my experience with similar structures. I only <br />examined areas of concern which were brought to my attention. My conclusions cover only structural <br />concerns, and only in the limited areas described. No consulting was provided with regard to non- <br />structural issues. <br />No warranty is intended or given for any part of the structure.
