EVERETTApril 26, 2021
WASHINGTON Joshua Ellingson
joshua@ellingsonconstruction.com
Ellingson Construction
Owner: Roberts, Philip and Jessica
Job Address: 3409 Nassau St
Plan Check No: C1908-011
RE: After Permit Issuance Building Review Letter
Dear Joshua,
In response to the application for a building permit, the plans have been
examined and you are advised that revisions may be necessary before a permit
can be issued. Please review and respond to the comments below.
1. The proposed wood roof trusses do not appear to be designed by an
registered engineering design professional. Wood trusses are required to be
designed by a registered engineering design professional per IRC R802.10.2.
Please provide engineering calculations and provide additional connection
details to the existing structure and the truss members as they appear to be
missing. IRC R301.1.3, R802.10.2.
2. It appears that a portion of the roof structure is being supported on wood
posts which are being supported by (1) or (2) 2 x 10 joists as opposed to
extending full height from the foundation to the roof as intended by the
structural markups per Sheet D1. Please verify with additional design
calculations that the affected transfer joists are sufficient to carry the additional
loads in addition to the original joist design load criteria. Transfer framing does
not appear to be prescriptive design in the IRC and would appear to require
engineering. Please verify and revise drawings as required. IRC R301.1.3.
3. Please provide additional connection details for the posts to the transfer
joists and to the top of the 6 x 8 edge beams as it is unclear on the drawings
how these elements are being connected and appear to be missing. IRC
106.1.1.
PERMIT SERVICES
4. Proposed guardrails do not appear to be have the same construction as the
Q3200 Cedar street
details in the 6,7, and 8 on S2.1. Please address connection details and rail
Everett, WA 98201
connection details shown on the revised deck detail as it is unclear how these
425.257.8810
are to be connected to the deck framing. Please note that guardrails are
425.257.8857 fax
required to resist loads per IRC R301.5. Please provide additional details as
required. IRC 106.1.1.
® everetteps@everettwa.gov
`dob' everettwa.gov/permits
5. Proposed plans indicated additional wall construction to create a storage
room. Please specify where the lateral elements such as braced wall panels or
Page 1 of 2
