 t
Geotechnical Engineering Evaluation
CM Heating Additions
1415, 1411, and 1407 Broadway
Everett, Washington
INTRODUCTION
This report presents the results of our geotechnical engineering investigation and evaluation of the CM
Heating Additions project located at 1415, 1411, and 1407 Broadway in Everett, Washington, as shown
on the Vicinity Map in Figure 1. The parcel numbers for the subject properties are 00475428700700,
00547428700600, and 00547428700400 for the southern, central, and northern parcels respectively.
The purpose of this study is to explore and characterize the site's surface and subsurface conditions and
to provide geotechnical recommendations for site development.
The subject site consists of three adjacent rectangular-shaped parcels covering approximately 0.38 acres
in combined area. The site is currently occupied by a commercial structure, with asphalt-paved parking
areas surrounding the structure. The property is bordered by Broadway to the west,an alley to the east,
and neighboring commercial parcels to the north and south. The site is relatively level to gently sloping.
We understand the project will include construction of a 2-story addition to the existing structure, with
frontage and accessibility improvements, and we have been requested to provide this report for
geotechnical recommendations for development considerations for the proposed additions.
Specific stormwater plans were also not available at the time this proposal was prepared. However, we
understand that stormwater is likely to be directed into on-site infiltration systems, if feasible. We have
been requested to provide our opinion on the feasibility of stormwater infiltration into the site soils.
The existing site conditions and proposed development areas are shown on the Schematic Site Plan in
Figure 2.
SCOPE
The purpose of this study is to explore and characterize the site surface and subsurface conditions, and
provide opinions and recommendations for the proposed site development. Specifically, our scope of
services included the following:
1. Reviewed available soil and geologic maps of the area.
2. Explored the subsurface soil and groundwater conditions within the proposed addition
areas with hand tool explorations.
3. Performed laboratory grain-size sieve analysis on soil samples, if necessary.
tit (2 \
