EXHIBIT B <br /> Terms and Conditions of Extension Term <br /> Provided Tenant is not in default of any provision of the Lease beyond the applicable cure period <br /> at the time Tenant exercises the option to extend this Lease, Tenant shall have the option to <br /> extend the term of this Lease for 5 years ("Extension Term"). For clarity, this means that at <br /> maximum the Lease could be extended until September 30, 2033. If Tenant desires to exercise <br /> its option to extend the Lease, Tenant shall provide written notice of the election to Landlord at <br /> least six (6) months prior to the expiration of the original Lease term, or Extension Term then in <br /> effect, if applicable. Any Extension Term is subject to Landlord approval and shall be upon the <br /> same terms, covenants and conditions as the original term. <br /> 3 <br />
