1. General Requirements: <br /> a. [general drawing requirement] All drawings should be drawn on a standard sheet size <br /> (e.g., 11"x17", etc.), legible, and good reproduction quality. Original copies of drawings <br /> should not be submitted for review. <br /> b. [site plan] Site plan per IRC Section R106.2. The plan should specify lot setbacks (EMC <br /> and IRC Section R106.2), building fire separation distances (IRC Sections R202 and <br /> R302), utilities (IRC Sections R306.3 and R306.4), and means of egress from the <br /> building to the public way (IRC Section 311.1). All work should be drawn to a standard <br /> engineering scale (e.g., 1"=10', etc.). <br /> c. [grading plan] Site grading including elevation changes, retaining soil heights, and <br /> slopes adjacent to the building. Grading may be shown on the site plan or on a <br /> separate grading plan. Separate drawings are recommended where significant work is <br /> being performed. All work should be drawn to a standard engineering scale (e.g., <br /> 1"=10', etc.). <br /> See IRC Sections R403.1.7 and R404. <br /> d. [building drawings] Construction-level drawings specifying the architectural, structural, <br /> and building system requirements (e.g., mechanical, electrical, utilities, etc.). All work <br /> should be drawn to a standard architectural scale (e.g., 1/4"=1'=0", etc.). Non-structural <br /> work may be shown on the architectural drawings or in separate discipline drawings. <br /> Separate drawings are recommended where significant work is being performed. See <br /> other sections in this review letter for additional comments. <br /> e. [existing construction] The proposed drawings do not appear consistent with the <br /> existing construction of the building. Revised drawings that accurately depict the <br /> existing construction should be submitted for review. Modifications that have been <br /> previous performed without a permit should be shown as new construction and should <br /> comply with the full requirements of the 2015 IRC. See IRC Section 106.1.1. <br /> f. [standard drawing conventions] The construction drawings should be prepared using <br /> standard drawing conventions for building components (e.g, framing), assemblies (e.g, <br /> walls), and systems (i.e.,heating-ventillation-air conditioning). Typical conventions <br /> include but are not limited to: <br /> • Use of lightly-drawn or thin lines and non-shaded walls for existing work. <br /> • Use of dashed lines and diagonally in-filled walls for demolition work. <br /> • Use of bold or thick lines and shaded walls for new work. <br /> • Existing work identification proceeded with "(E)"(e.g., (E) WALL, etc.). <br /> • New work specified (i.e., 4x8 BEAM); omission of"(E)" implies work is new. <br /> g. [site address] Specify the site address on all plans (IRC Section R319). <br /> h. [project SOW] The construction drawings should include a statement summarizing the <br /> proposed scope of work (SOW) for the project. Key project elements should be listed. <br /> Information that is not in the SOW (e.g., future work not-in-scope (NIC), separate <br /> buildings on the same lot, site work including retaining walls, fences, and pools and <br /> spas, etc.) should be identified; NIC work should also be indicated in the plans. <br /> i. [additional permits] Work requiring additional permits should be listed. Additional <br /> permits may include, but are not limited to, electrical, mechanical, plumbing, and fire <br /> sprinklers. <br />
