Hello Kevin, <br />If you intend to remove the unpermitted work to convert the garage into bedrooms and remove the 2otl <br />level deck, then you will need to submit revisions to include revised scope of work and revised plans. <br />We strongly suggest that the services of an Architect licensed by the State of Washington be secured to <br />develop plans and details that show the project will meet code. The plans need to clearly depict the <br />extent ofthe work proposed (orcompleted without permits) as well as addressthe code deficiencies <br />found within the structure. Regardless of whetherthe decision isto remove or keepthe unpermitted <br />work, the construction plans need to show (at a minimum): <br />1. Whatthe existing structure looked like priortothe alterations completed without permits. <br />2. Whatthe structure's current condition looks like. <br />3. What has been altered and how it meets current code requirements. Include all unpermitted <br />alterations to the property/structure and/or any proposed construction necessaryto bring the <br />property/structure into code compliance. <br />4. Plumbing, mechanical, and electrical plans are required to be included in the construction plans <br />and will require plan review. <br />Plans also need to reflect compliance with the Land Use and Zoning requirements in the Everett <br />Municipal Code. The plans will be reviewed for compliance with the City's adopted codes in place at the <br />time of permit submittal, not the codes in place when the work occurred. <br />All unapproved work (including electrical, mechanical, plumbing, and framing systems etc.) <br />installed/altered without permits and inspection approval will need to be exposed. <br />If the existing shed is detached you will need to apply fora Demolition permit to remove it and also <br />provide a site plan marking the location of the shed to be demolished.
