In order for the Planning Department to approve the permit, please submit the <br />following: <br />There are medium landslide hazard areas on the property; therefore, a Geological Assessment Letter and <br />Covenant is required per EMC19.37.070 (see attached). There is a stream and wetland areas located adjacent to the property and it appears the existing house is within <br />the critical area buffer. The proposed deck is allowed because it is less than 200sf, but the rear yard must be <br />reduced by 200sf with an enhanced buffer. A 100sf deck would be allowed without reducing the rear <br />yard/enhancing the critical area buffer. The proposed shed and upper deck are within 1-foot of the required 10-foot side setback; therefore a survey is <br />required. The corners of the north (side) property line will need to be staked by a surveyor to ensure these <br />structures meet the required setback. <br />4. The front property line dimension (80.67') does not match up with the scale 1" = 10'. It scales out to be <br />approximately 84', which is not accurate according to the survey. Please revise accordingly. <br />5. On the site plan, please clarify where the "160sf garage conversion to bedroom" is coming from. The garage <br />dimensions on the plans are 20'-8" by 24'-2". <br />6. Please clarify on the plans what the use of the structure is. The code enforcement case indicates that this is <br />being used as a rooming house, but there's no indication of that on the plans you submitted. <br />Also attached is the Critical Area application. Steve, can you please verify if a separate Critical Area application is <br />required for this?
