I am the planner conducting the Planning Department's intake review <br />for this application. Please note the following comments are not a thorough plan check review <br />and they only address larger zoning compliance items; additional comments may be provided <br />by the Building intake reviewer (please utilize the Online Permitting Portal to check on the <br />status of other reviewers). <br />There is one item I must condition my approval on, which is a survey. A survey must be <br />conducted and property corners must be staked prior to construction to ensure the north 5-foot <br />side setback and the rear 20-foot setbacks can be met. I highly recommend conducting this <br />survey prior to permit approval as I have concern that the addition may not be able to meet the <br />north 5-foot side setback or the 20-foot rear setback (aerial images indicate the home was not <br />built square with the property lines and angles to the north the further east it goes). If this is <br />the case structural changes to your building plans will need to be made.
