However, the submitted documents are not sufficient <br />for us to perform a review at this time. Cconstruction-level documents need to be submitted for <br />review. Preliminary comments are provided below to assist in preparing the drawings, but these are not <br />intended to provide a comprehensive review. <br />The proposed project involves converting a single-family residence into an adult family home. The <br />house was subject to code enforcement action in March 2001 per File No. 1-0370 and W1106-011. A <br />building permit was issued under No. CW1107-002, however the project was not finaled; a letter <br />notifying the applicant that the permit was expired was issued on 10/23/2012. Per the inspection <br />records, significant work was incomplete, including but not limited to insulation and GWB <br />installation. Inspection records also indicate possible deviations from the permitted construction <br />drawings, including but not limited to missing openings in the wall where the existing garage door was <br />infilled. The building is not legal in its current condition. A building permit is required to complete the <br />previous conversion of the garage to habitable space. New construction drawings are required to <br />permit the converted garage. The permit drawings should also include the addition on the backside of <br />the garage that was constructed at this time. The construction is required to comply with the 2018 <br />I RC. <br />2. The project will be required to comply with the current residential energy code requirements of the <br />3. Continuing with the previous comment, energy credits are required per WSEC Section R406. <br />4. The smoke/CO alarm note should be revised to require hardwired and battery back-up power. <br />5. The bathroom grab bars should be provided with blocking and connections in the walls capable of <br />resisting the applied loads. <br />6. The following comments should be addressed for the ramp: <br />a. The maximum slopes for the ramp should be specified. Note that the ramp is has a diagonal <br />connection to the deck, which will result in a cross -slope; this should not exceed code limits. <br />b. Structural details should be provided for the construction of the ramp. <br />Connections for the guards and handrails should be provided. The guards and handrails should <br />be able to resist a minimum 200-pound load per IRC Table R301.5. <br />Review of your project will be performed in the order received once the required documentation has been <br />submitted.
