I have conducted the intake review for the Planning Department and have the <br />following items that need to be addressed prior to okaying the intake of your application. Once <br />revisions are ready to be submitted please follow Permit Services re -submittal instructions <br />found here. <br />1. Lot Coverage by Building. Perth e definition of "lot coverage by building" as well as the <br />standards under 19.06.040 for calculating lot area, the portion of the private access easement <br />that crosses the subject property must be deleted from the lot area prior to calculating lot <br />coverage by building. Per the calculations provided on the site plan under the Lot Coverage by <br />Building table the proposed structure has an overall building footprint of 3,427 square feet. <br />Per the recorded short plat map the net square footage of the subject property is 9,221 <br />square feet. 3,427 / 9,221= 37.2% proposed lot coverage by building. The maximum lot <br />coverage by building for the R-S zone is 35%. Based on these calculations your proposal is <br />exceeding the maximum lot coverage by building permitted. <br />2. Height Calculations. Provide height calculations on the elevation drawings. Show the average <br />base elevation, proposed ridge height, and maximum allowed. Please note the elevation <br />drawings are labeled incorrectly front is rear and left is right please be sure to correct this <br />while you are adding the height calculations. <br />3. Site Plan. <br />a. The lower -level garage does not show a driveway. Please revise site plan and <br />accommodate for the added impervious square footage if applicable. <br />b. Locate correct width of access easement and show paved road and if remaining, show <br />existing retaining wall. (Per the attached short plat map the total easement width at <br />the front lot line is 15.27' and narrows as it travels east to approx.. 14' which seems to <br />be the width of the paved road). <br />c. Label proposed building setback from edge of easement. <br />d. Show trees which will remain. <br />e. Scale is labeled as 1:10 but is drawn at 1:20 please correct. <br />f. The labeled BSBLs are labeled incorrectly on the north and south sides. It is not <br />necessary to show the BSBLs please only provided proposed setbacks. <br />4. There is a proposed sink in the bottom level bonus room. Please add a note stating type of <br />sink as a kitchen sink is prohibited. Bonus room sink must be a hand/bar sink. <br />Until the above items have been addressed the permit will be put on hold and will not be routed for <br />formal review.
