We have completed the first review of the building plans for this project. This email will serve as the review letter. The comments below should be addressed. Two revised full-sized hard-copies of the drawings should be submitted for review. An itemized response letter stating how each comment has been addressed should be included with the drawing. Additional revised documentation, including but not limited structural calculations and other supporting documentation, should be submitted as required. Comments 1. The proposed work includes suspended equipment exceeding 20 lbs. This equipment requires independent support and seismic bracing. Details should be included in the drawings. Calculations substantiating the design should be submitted for review. The design should comply with ASCE 7-16 Chapter 13. See IBC Section 1613.1. 2. The proposed work includes one or four rooftop units each weighing 1,627 lbs. The following comments should be addressed: a. Calculations evaluating the strength of the roof structure supporting the units in addition to existing loads (e.g., self-weight, snow, etc.), including but not limited to joists and supporting beams and columns, should be submitted for review. See IBC Section 1604.1 and 1604.4. b. Details for the installation of the units should be submitted for review. c. Continuing with the previous comment, an additional Building permit application must be submitted if structural modifications are required. Minor modifications such as penetrations through and blocking of the roof sheathing to create small duct openings may be included in the Mechanical permit details. Note that if a Building permit application is required,the Mechanical permit cannot be issued until the Building permit is approved. Please contact me if you have questions. Thank you.
