•
Mr. Jason Beagle
Merrick Lentz Architect
Plan Check Number: B2212-020, First Building Review
February 3, 2023
needs to comply with this requirement. See IBC Section 1101.2 and ICC A117.1-09 Figure
404.2.3.2(a).
a. RESPONSE: Width of door enclosure has been increased in order to
provide the required door clearance. Refer Detail 1/A2.2.
2. Parking has been noted as Existing to Remain. No changes required to existing
parking as part of this permit as discussed with Thad Newton.
Structural
1. The project proposed demolishing a portion of the existing concrete wall to modifying the door
opening. See IEBC Section 806.2,and IBC Sections 1603.1, 1604.1, 1604.2, 1604.4, 1901.2,
and 1901.5. The following comments should be addressed:
a. A structural partial plan for the area around the modified opening should be provided
indicating the structure above bearing on the length of wall to be modified (e.g., beams,
girders, columns, posts, walls, pilasters, etc.).
RESPONSE TO COMMENT a: SEE REVISED 5 OF S-1 SHOWING EXISTING FLOOR FRAMING
AT MAIN FLOOR (THE SAME FRAMING LAYOUT AT 2ND FLOOR AND ROOF). THE HEIGHT
OF EXISTING MASONRY WALL ABOVE THE CONCRETE HEADER IS INDICATED ON THE
PLAN AS WELL
b. Section 3/S-1 should be revised to specify the dimensions for the remaining wall section.
c. Section 3/S-1 should be revised to indicate the remaining reinforcement. The wall should
be scanned to accurately determine the sizes, numbers, and locations of rebar in the wall.
See ACI 318-14 Section 27.3.1.2.
d. Documentation substantiating the condition and strength of the existing concrete should be
submitted for review. See ACI 318-14 Section 27.3.1.3.
e. Calculations should be submitted substantiating the flexural and shear capacity of the wall.
Note that the wall supports the existing URM wall above that provides a bearing load path
for both the upper floors and the roof.
f. As an alternative to Items (b) through (e), a new supplemental gravity frame with
foundations should be installed to support the existing structure. Calculations substantiating
the design of the frame and foundations should be submitted for review.
RESPONSE TO COMMENT f. : DOUBLE STEEL CHANNEL C8X11.5 HAS BEEN USED TO
CARRY THE EXISTING WEIGHT OF THE HEADER, MASONRY WALL AND FLOOR FRAMING.
PLEASE SEE ATTACHED CALCULATIONS PAGE 1 AND 2. THE LOADS ARE TRANSFERRED
BACK TO EXISTING CONCRETE WALL. PLEASE SEE ALSO DETAIL 3/S-1
2. Plan Note 3/A-1 states that the manufacturer shall provide connections of the lift to the existing
structure. The structural drawings are required to provide a sufficient base for the installation
of these connections; this is not provided by the manufacturer. Details and calculations
providing lateral anchorage and support for the new lift system should be submitted for review.
The existing floor system should be modified to provide a load path into the diaphragm to
transfer the lateral forces.
