The building is two story, constructed
in 1915 with approximately 2,800 square feet of area on each floor level. The lower
level construction is continuous concrete spread footings with 12" thick concrete
exterior walls and a concrete slab-on-grade floor. The upper floor is framed using
4"x14" DF joists 16" on center with 1"x 6" shiplap board floor sheathing. The upper
level exterior perimeter walls consists of a double wythe unreinforced brick masonry
that extends up to approximately one foot above the roof sheathing on three sides. The
roof framing consists of 2x12 rafters with lx6 shiplap boards and 1/2" plywood
sheeting under the rolled asphalt roofing material. The roof slopes downward from
the buildings front side (North) down to the back side (South).
The north and south unreinforced masonry walls are non-load bearing which do not
support tributary roof loading. It appears the north wall experienced out of plane
forces that caused damage to the brick assembly. The damage could have occurred
during the magnitude 6.8 Nisqually earthquake in 2001. The damage to the north wall
is localized to areas where the ceiling and roof diaphragm(s) intersect with the front
brick wall approximately nine feet above the second-floor level and above the second-
floor window lintels.
Pacific Northwest Engineering Inc.
3118 Judson St. #366
Gig Harbor, WA 98335
Phone (425) 879-3437
