I am a planner with the City reviewing your submittal <br />documents for compliance with the Unified Development Code (Title 19). Please note these comments are not from a full plan check review <br />and only pertain to land use and zoning requirements. Other departments may also have comments/corrections independently. <br />Below I have included an aerial image of the subject property showing the on -site parking in the front setback area has been enlarged without <br />permits and is in noncompliance with code standards. Please include in your scope of work under permit B2110-052 the reduction of the <br />driveway width in the front setback area down to a maximum of 30-feet as is the most the city can permit per EMC 19.34.110.C. A site plan <br />will need to be submitted showing the driveway reduction as you propose it. The area outside of your chosen 30-foot section must be <br />restored to landscaping or lawn, the gravel will not be permitted to remain. <br />Please note that the parking area south oft he concrete driveway has been in place since at least 2001. If this is the area you are electing to <br />remain parking the gravel surface is permitted to remain. If however you elect to keep the parking area north of the exiting concrete driveway <br />this would be considered new parking and the surface material would not be allowed to be gravel. Please work with Public Works on an <br />approvable parking surface material if your intentions are to keep the northern parking area.
