• • <br /> determined by the building official. <br /> • The plans will be modified and configured to whatever format is requested with <br /> whatever details are requested to satisfy the City of Everett Permit Services AHJ intake <br /> standards. <br /> • Such AHJ-specific standards vary from jurisdiction to jurisdiction, and I am flexible in <br /> making these changes to conform to the City of Everett Permit Services AHJ <br /> requirements. <br /> 2. The scope of the proposed project is not clear. The documents have been provided in <br /> two or more submittals with uncoordinated and overlapping information. The drawings <br /> include color coded information that appears to include both demolition and new <br /> construction information on the existing and new plans. Annotated photographs have <br /> been submitted in lieu of clear construction details. Construction-level drawings <br /> prepared using established drafting standards are required to substantiate compliance <br /> with the IRC. The drawings should include plans, building sections, details, material <br /> specifications, design loads, architectural and structural notes, etc. as needed to clearly <br /> show the proposed work. The current editions of the building codes applicable to the <br /> project should be specified. See IRC Section R106.1.1. <br /> The whole project is somewhat unclear. <br /> A member of the City of Everett Permit Services asked the homeowner for a plan <br /> showing how the home was configured prior to the un-permitted work being done. <br /> There is no way to be 100% accurate with that task. The current layout of the structure <br /> has been captured and a plan created. Additionally, a 3D Matterport walk through was <br /> created to provide addition information of the current structure. Finally, plans were <br /> developed to address the conditions that were not in compliance with the IRC. <br /> NOTICE: IT CAN NOT be known with 100% certainty, how the current structure was <br /> configured prior to the un-permitted renovations. Therefore, any information <br /> presented about the structure, prior to the un-permitted work, should be considered as <br /> a "best guess". <br /> Under no circumstances should anyone believe that the pre-existing condition plans are <br /> completely factual. The pre-existing plans were compiled by reviewing comments from <br /> the homeowner, physical exploration of the home, and archived images from the <br /> homeowner. The pre-existing plans are only a best guess estimate of wall removals and <br /> new wall placement on the main floor level only. There does not appear to be any <br /> structural alteration work done in the basement. <br /> The home is pre-existing and only the parts that appear to have been affected are <br /> referenced in the plan. <br /> L <br />
