I am the <br /> planner conducting the review for this application. Please note the following comments are not a thorough plan check <br /> review and they only address larger zoning compliance points and the submittal checklists. <br /> Planning cannot further review and/or approve your permit until the following information has been provided: <br /> 1. Site Plan.A Site Plan showing the location of the proposal in relation to property boundaries and existing site <br /> features is required. Please see the linked General Site Plan Checklist for further information. <br /> 2. Shoreline Substantial Development Permit. Based on initial submittal information, it appears the proposal may <br /> be within the Shoreline Jurisdiction, which extends 200 feet landward of the Ordinary High Water Mark of the <br /> nearby Snohomish River.The shoreline environment designation extending through this parcel is Urban <br /> Industrial. Please provide a Site Plan depicting the location of the proposed fencing and gate so that we may <br /> confirm whether a Shoreline Substantial Development Permit is needed for this project. If the gate and fencing <br /> is confirmed to be located within the Shoreline Jurisdiction, a Shoreline Substantial Development permit will be <br /> required. Please see the linked Shoreline Substantial Development Checklist for an overview of what may be <br /> required for this project.The review processes for shoreline permits are described further in EMC Title 15.02. <br /> For reference, re-submittal instructions are outlined here.
