Kelsey Heyd <br />From: Kelsey Heyd <br />Sent: Wednesday, August 19, 2020 4:07 PM <br />To: 'beeveegees@yahoo.com' <br />Subject: B2008-025 - 2118 Virginia Ave <br />Good Afternoon Robert, <br />Thank you for submitting a building permit application (62008-025) for a proposed carport at 2118 Virginia Ave. I am the <br />planner conducting the intake review for this application; please note the following comments are not a thorough plan <br />check review and they only address larger zoning compliance points and the submittal checklist. Your permit application <br />has been "denied" for intake at this time due to the following: <br />1. The site plan indicates the new carport is proposed with a 1' setback to the property line however the minimum <br />side setback required is 5'. EMC 19.38.040.13 outlines potential rebuilding options when a nonconforming <br />structure is destroyed however one of the minimum requirements to rebuild is filing a complete building permit <br />within one year of the incident to which this proposal doesn't meet. Additionally, the former structure appears <br />to have been placed within the required side setback without permits sometime after 2010 and could not be <br />certified as a legally nonconforming building. As such, a 5' side setback is required for any new detached <br />structure proposed. <br />2. This property is located in the Riverside Historic District and subject to the standards outlined in EMC 19.33. It is <br />strongly encouraged that prior to re -submittal you reach out to the Historic Planner, Karen Stewart, to confirm <br />what, if any, additional design standards may be required based on this historic overlay. She can be reached via <br />email at KStewart@everettwa.gov or by phone at 425.257.7186. <br />3. Accessory structures are subject to the provisions of EMC 19.07.020. Please review to confirm you are within the <br />maximum accessory building size limitations for this property. <br />4. The site plan does not meet the minimum residential site plan checklist, including but not limited to: lot <br />coverage by building, surface area calculations, building dimensions, and building height calculations. Please <br />refer to the checklist for all required details and update the site plan accordingly. <br />5. Height calculations shall be identified in accordance with the building height handout and shown on both the <br />site plan and elevation plans. Please revise. <br />The residential construction submittal checklist is available online and includes the minimum residential site plan <br />checklist and building height handout. The interim permit intake/resubmittal policy is available via the "website & online <br />resources" link in my signature.
