Geotechnical Report <br /> City Lights <br /> 100th Street SW and 2nd Avenue W <br /> Everett, Washington <br /> 1.0 PROJECT DESCRIPTION <br /> For our review, we were provided a site plan prepared by Higa-Burkholder Associates,LLC showing preliminary <br /> building, roadway, and stormwater facility layouts. Site development will occur in the western portion of the <br /> property. The project consists of constructing 27 single-family townhomes with associated paved driveways. <br /> We expect that the townhomes will be supported on spread footing foundations, with floors constructed over <br /> crawlspaces and/or as slabs-on-grade. Foundation loads should be light, in the range of l to l V. kips per foot for <br /> bearing walls. Site grading will likely be minor, due to the gradually sloping nature of the site areas planned for <br /> building and driveway construction. <br /> Site stormwater will be routed to two detention vaults for water quality and controlled release to two flow <br /> spreader systems located :r the buffer of the site's eastern wetland area. Detention vault details are currently <br /> unavailable for our review. Based on our experience with similar projects, we anticipate that bottom-of-vault <br /> elevations will be about 10 to 12 feet below finish grades. <br /> The recommendations contained in the following sections of this report are preliminary as they are based on our <br /> understanding of these design features. If actual features vary or changes are made, we should review them in <br /> order to modify our recommendations,as required. We should review final design drawings and specifications to <br /> verify that our recommendations have been properly interpreted and incorporated into project design. <br /> 2.0 SCOPE OF WORK <br /> Our work was completed in accordance with our authorized proposal dated October 18, 2006. Accordingly, on <br /> November 3, 2006, we excavated 7 test pits to depths ranging from 7 feet to 11 feet below existing surface <br /> grades. Using the information obtained from the subsurface exploration, we performed analyses to develop <br /> preliminary geotechnical engineering recommendations for project design and construction. <br /> Specifically, this report addresses the following: <br /> • <br /> • Soil and groundwater conditions <br /> • Geologic hazards <br /> • Site preparation and grading <br /> • Excavations <br /> • Foundation support <br />
