See Sheet 2. It appears that about a 1-3" Shearwall 1 is specified in the reading room. The <br />shear wall is not included in the structural calculations and does not meet aspect ratio. <br />10. See Sheet 2. Plans should show the framing requirements for gravity and lateral elements at <br />the location of the existing framing (living room) that is to be removed. It appears that a <br />collector element may be required to transfer loads to the lateral force resisting system. (Also <br />see Architectural Comment 8) <br />11. See Page 10 of the structural calculations. Calculations specify a 46-foot shear wall located at <br />the Main -Rear, plans should specify the location of the 46-foot shear wall. <br />12. See Sheet 2. Plans should specify post size for the post located in the reading room/stairs. <br />Provide footing size for the post on the foundation plan on Sheet 1. <br />13. Structural calculations specify 2 posts on Page 20. Plans should specify the same footing size <br />and reference the same detail for both post on Sheet 1. Currently, two different footings are <br />specified for the exterior posts. <br />14. Plans should specify ledger requirements. See Page 27 of the structural calculations. It appears <br />that the calculations were not finished as the ledger requirements were not specified. <br />Alternatively, ledger Connection can be specified per Table R507.9.1.3(1). <br />15. See Sheet 1 and 2. Provide a support/foundation for the stairs and stair landings. R106.1.1 <br />16. See Sheet 4. All details that are not applicable to the project should be removed. For example, <br />the Restrained Foundation Wall and Garage Wall Section. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
