Please note the following <br />comments are not a thorough plan check review and they only address larger zoning compliance points and the <br />submittal checklist. Additional comments maybe provided by the Building intake reviewer for your application; please <br />utilize the Online Permitting Portal to check on the status of other reviewers. <br />This is a contributing structure in the Rucker -Grand Historic Overlay. Per EMC 19.28.080 additions more than <br />150sf to a contributing structure are required to be reviewed by the Historical Commission. The proposed <br />addition is 482sf. I am the new Historic Planner for the city. Please let me know if you have had any <br />correspondence with the previous Historic Planner, Karen Stewart prior to submitting this Permit <br />application. This issue needs to be addressed first before moving forward with the building permit review. <br />In order for the application to be deemed complete for intake, please submit the following information: <br />1. Floor plans were rot provided. Please submit detailed floor plans of the first and second floor of the <br />main residence meeting the requirements in the attached checklist. <br />2. Elevation drawings were not provided. Please submit exterior elevation drawings of the main residence. <br />3. Please provide heigh calculations on the site plan and elevation drawings per the attached residential <br />construction checklist (see height calculation instructions). <br />4. Please provide the exterior building dimensions of all existing and proposed structures(existing <br />residence, proposed addition, and existing studio/garage). See attached site plan example for how to <br />show these dimensions on the site plan. <br />5. Please provide all existing setbacks (not just the required setbacks(. For example, the existing front <br />setback of the residence was not provided or the setbacks of the detached garage/studio. <br />The interim permit Intake/resubmittal policy is available on the Permit Services Page. Please submit at minimum 2 <br />copies of any revised documents/plans. <br />These comments are only related to the land use code and do not account for all possible requirements from other <br />departments.
