I am the planner reviewing this permit application. Before proceeding with my review, Planning requires the <br />following comments and correction items to be addressed: <br />• Site Plan <br />o Please update the site plan with the measurements of the driveway and patio area. Theproposednew <br />driveway must meet the standards of Chapter 34 of the Unified Development Code. Per EMC19.32.110. <br />C Driveway width within the front setback shall not exceed 30'. I've attached a residential construction <br />site plan example to this email for reference. <br />o Indicate the surface material in the green area shown on your site plan (concrete, pavers, landscaping) <br />o The stop sign should be located on the outside of the fence. <br />Please note that the above comments do not constitute a thorough plan check review. These comments are only <br />related to the land use code and do not account for all possible requirements from Planning or other departmental <br />reviewers. This application is on hold for further Planning review until the requested revisions have been received. Be - <br />submittal instructions can be accessed here.
