The Planning Department recognizes the <br />nonconforming standards of the parking lot (i.e. substandard landscaping and surface material); however, since the <br />parking use has not previously been certified, it must conform to the current zoning code standards of the Unified <br />Development Code.I need more information regarding what the lot will be used specifically and what will be <br />parked/stored on -site; additionally, I need some insight as to the relationship of the property listed on the application <br />(2815 Baker Ave) and the parcels (00437865903000+00437865903300) that encompass the scope of the project itself <br />because these properties are across the street from each other. The proposed Eft along the street frontage does <br />not adequately address the perimeter landscape standards in Table 35-2 and will need to include details about plant <br />types, spacin& size, etc. A Parking Modification Application might also be necessary. <br />If you could please provide me with some additional context and project details, I can verify If this proposal is something <br />that the City can support and provide next -steps if it is allowable.
