However,the submitted documents are not <br /> sufficiently developed for us to perform a comprehensive review at this time. <br /> Information is attached to provide guidance. Revised construction-level documents should be submitted for <br /> review. Two complete sets of the revised drawings should be submitted to replace the previously submitted <br /> drawing sets. Preliminary comments are provided below to assist in revising the drawings, but these are not <br /> intended to provide a comprehensive review. The resubmittal documents should include an itemized <br /> response letter clarifying how the review comments below have been addressed. Depending on your <br /> experience with the adopted codes and preparing documents, we recommend consulting with a design <br /> professional to assist you. <br /> Intake Review Comments: <br /> General: <br /> 1. The submitted documents include sketches for the proposed project. Construction-level drawings <br /> prepared using established drafting standards are required to substantiate compliance with the IRC. The <br /> drawings should include plans, building sections, details, material specifications, design loads, architectural <br /> and structural notes, etc. as needed to clearly show the proposed work. The current editions of the <br /> building codes applicable to the project should be specified. See IRC Section R106.1.1. <br /> Architectural: <br /> 2. The house should have an egress path leading to a public way. This should be shown in the site plan. See <br /> IRC Section R311.1. <br /> 3. All exterior doors should be provided with landings per IRC Section R311.3. The landing locations and <br /> dimensions should be specified in the plans. The steps and door swing directions should comply with <br /> Section R311.3.1. <br /> 4. Smoke and CO alarms should be provided per IRC Sections R314 and R315. A heat detector is required in <br /> the garage per Section R314.2.3. The locations of all alarms should be shown on the plans. A note should <br /> be included requiring the alarms to be hardwired, interconnected, and provided with back-up battery <br /> power as required. Alarm clearances should comply with Section R314.3 Item 4 and Section R314.3.1. <br /> 1 <br />
