The submitted drawings appear to include prior unpermitted work, including but not limited to <br /> the Hall Bathroom. The existing conditions shown in the drawings are not consistent with the <br /> available City of Everett and Snohomish County records. The drawings should be revised to <br /> show all previous unpermitted work as new work; all new work is required to comply with the <br /> current code requirements. Alternatively, the drawings should show the removal of <br /> unpermitted work and restoration of the building to its previous legally permitted condition. <br /> See IRC Sections R102.7.1, R105.1, and R113.1. <br /> 2. The bathrooms and kitchen should specify exhaust fans including the minimum required <br /> performance rates per IRC Table M1505.4.4(1). <br /> 3. The project appears to include modifications to the concrete stairs. Details for the construction <br /> should be included. See IRC Section R311.7. <br /> 4. A guard detail should be included in the construction drawings. The guards should comply with <br /> IRC Section R312.1. The guards, connections to the supporting framing, and the supporting <br /> framing should be designed to resist a minimum 200-pound load per Table R301.5. <br /> 5. See the window adjacent to the exterior dining room on Sheet 4.0. Drawings should specify <br /> safety glazing for windows within 2 feet of a door. R308.4.2 <br /> 6. Safety glazing should be specified for the window located in the master bedroom per R308.4.2 <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
