The proposed project has been submitted as modifications to a single-family <br />residence (SFR). However, the project appears to be converting a SFR into a <br />duplex. The project requires approval from the Planning Department. See <br />additional comments below. <br />2. The proposed project appears intended to comply with the requirements of the <br />2015 International Residential Code. The code should be specified in the <br />construction drawings. See the Everett Municipal Code Section 16.005.030 Article <br />A. <br />R: SEE A1.1 <br />3. The submitted sketches are not sufficient for a complete review to be performed. <br />The sketches are not construction -level documents. Review comments have been <br />provided to assist in revising the construction drawings. However, these are <br />intended to provide a preliminary review only. Additional comments may be <br />provided pending a review of the revised submittal documents. The construction <br />drawings should be revised to clearly show the intended construction. See IRC <br />Section 106.1.1. Noted omissions included but are not limited to: <br />a. Clear plans and elevations for the proposed project, including all plan and <br />elevation dimensions. <br />R: See A1.6, A1.9 <br />b. Sections and detail references should be provided on the plans and <br />elevations.
