The private system continues for approximately 450 feet before eventually discharging to the
City of Everett combined sewer system that continues to the southeast.
Site Soils
Based on the 2021 geotechnical report completed by MP Engineering (see Appendix A), the
underlying soils in the area consist of fill material over a layer of Vashon Till material. The
upper four feet of fill material consists of gravelly silty sand and crushed concrete debris from
the building demolition project. The fill material and Vashon Till and layers contain a high
percentage of fines and are highly moisture sensitive.
Proposed Conditions
This project will construct a new concrete pedestrian plaza and adjacent pedestrian walkway to
access the plaza. The walkway will connect with the existing walkways within and along the
perimeter of the site and be ADA compliant. Water service in the form of a hose bib will be
provided to the plaza.
Proposed Stormwater Facilities
Stormwater runoff from the plaza and adjacent sidewalk areas will drain as sheet flow through
the adjacent lawn or into a gravel trench drain to attenuate the flows. The outlet pipe from the
gravel trench is equipped with an orifice plate to control the discharge flow to the downstream
conveyance system. The gravel trench drain system has been sized to match the 25-year and
100-year peak storm events of the existing lawn conditions.
Stormwater will eventually discharge to the combined sewer system downstream.
Stormwater Site Plan 3ti ,®
Index Lawn Project
