Remove walls that were separating living,dining and garage. <br /> 2. Remove poorly installed 5' wide window. Rebuild wall w/ plywood, 2x4's, <br /> 4" penny nails, R-13 wall insulation, Tyvek exterior sheeting, (likely tar <br /> paper exterior to that), side with cedar shake siding, shim (with plywood) wall <br /> interior to match wall depth, drywall. <br /> 3. Hard wire in 4 smoke alarm upstairs, and one smoke alarm in garage. <br /> All on its own breaker. Wiring diagram NYA. Use press-on <br /> connectors or nuts, 12 awg romex, secure wire every 2' with yet determined. <br /> 4. Rebuild 2 of the 3 attic entrances back into ceiling. NYA, but likely screw/nail <br /> 2 x 4's to sides of entrance, re-floor that section of the attic crawl space w/ <br /> plywood, and sheetrock ceiling. <br /> 5. Install 8" x 8" x —7' post in approx. center of garage, centered where 2 <br /> North-South beams meet to support structure. Use SC88 top plate & AAE88L <br /> raised base. Bore 2 -5/8" holes in concrete to tap in 5/8" anchor bolts, <br /> place weights then washers over bolts, secure with nut, place raised platform <br /> down, put beam in place, top plate in place, load weight on beam and secure <br /> plates with 1/8" or 3/16" 2.5" nut drives. <br /> 6. Plumb in dishwasher, by tapping off yet-unseen copper going to the sink. <br /> Install turn-off valve. Hard wire in dishwasher 14awg. <br /> 7. Install NYA used vented microwave over NYA 24" or 20" stove. B-vent (3-4" w/cap) <br /> (100-300cfm exhaust out through roof, boot at roof. Install a cabinet above. <br /> 8. In 7' x 3' space, add sink and put toilet back in. Build walls to R15 for <br /> bathroom, ceiling R49, floor height 6" insulated R49. This leaves full 18'6" for <br /> parking space. <br /> 9. Install/modify cabinets into kitchen (incl over fridge, stove, washer, and sink). <br /> 10. Build bath closet NYA. <br /> 11. Venting a fan in bathroom 50cfm (garage already has fan in old bathroom) <br /> 12. Possibly replace posts that were under upstairs overhang. <br /> 13. Wash/dry w/4 prong cord, plumbed, vented.
