Alex Byrd
From: Alex Byrd
Sent: Wednesday, May 26, 2021 4:44 PM
To: Larry Thibeault
Subject: 6930 Carson Rd., permit B2102-037
Attachments: Residential Construction Submittal Checklist (PDF)with attachments_
201904181017087664 (1).pdf
Hello,
Thank you for submitting a building permit to construct an addition to the existing single-family residence at 6930
Carson Rd., permit 82102-037. In order for the Planning Department to approve your permit, please submit the
following:
1. The lot area, existing impervious area, new impervious areas, total impervious area, and percentage of lot
coverage were all left blank on the site plan. Please provide this information.
2. Please call out the closest setback of the proposed addition from the north (street side) property line. The site
plan calls out 10', 12' and 19' and it is not clear what these numbers and arrows are referencing. The required
setback is 10'.
3. Please clearly provide the exterior dimensions of the proposed addition and new deck(like what you did for the
existing residence).
4. Provide height calculations (average base elevation calcs need to be shown on site plan). See attached
residential construction checklist for instructions on how to calculate height and what to show on the plans.
5. Please provide a lot coverage breakdown on the site plan. In the breakdown, please provide the individual
square footages of the footprint of the house, addition, and existing shed. The maximum lot coverage allowed is
35% of the lot area.
Note: Lot Coverage includes the footprint of all structures with a solid roof, measured to the exterior walls not
the eaves.
6. On the site plan, please note if the new deck will be covered or uncovered.
7. Please clarify why the existing shed is shown partially on the neighbor's property. The required setback for an
accessory structure is 5'from the side property line.
8. Will there be interior access between the existing house and the addition? On the floor plans, it is not clear how
this connects, as some portions appear to be blocked off from the existing residence (for example, in the area
that states, "existing house 117'x 6'11" and a sink is shown.
9. The lot dimensions are slightly different than the original subdivision map (below). Please revise for consistency.
15a
i 4 W-o T 0 Q 25 ;
T 6';` N
19'5
0 71 :
