1. The lot area, existing impervious area, new impervious areas, total impervious area, and percentage of lot
coverage were all left blank on the site plan. Please provide this information.
2. Please call out the closest setback of the proposed addition from the north (street side) property line. The site
plan calls out 10', 12' and 19' and it is not clear what these numbers and arrows are referencing. The required
setback is 10'.
2'd review comment: it is still not clear what the 10', 12' and 19' dimensions are referring to. What is the
closest dimension the proposed addition will be to the north (street side) property line? When I use the 1" to
10' scale noted on the site plan, the 10' dimension provided scales out to be 8.5'. The required setback is 10'
and the scale appears to be off.
Note: please note that a survey of the north property line will be required if the proposed addition is within 1-
foot of the required 10' setback.
3. Please clearly provide the exterior dimensions of the proposed addition and new deck (like what you did for the
existing residence).
2"d review comment: no additional dimensions of the addition and new deck were provided.
4. Provide height calculations (average base elevation calcs need to be shown on site plan). See attached
residential construction checklist for instructions on how to calculate height and what to show on the plans.
5. Please provide a lot coverage breakdown on the site plan. In the breakdown, please provide the individual
square footages of the footprint of the house, addition, and existing shed. The maximum lot coverage allowed is
35% of the lot area.
2nd review comment:the site plan indicates the shed is 16x16, but the lot coverage breakdown says it is 169sf.
Note: Lot Coverage includes the footprint of all structures with a solid roof, measured to the exterior walls not
the eaves.
6. On the site plan, please note if the new deck will be covered or uncovered.
7. Please clarify why the existing shed is shown partially on the neighbor's property. The required setback for an
accessory structure is 5'from the side property line.
2"d review comment: shed is still shown encroaching onto the neighbor's property.
8. Will there be interior access between the existing house and the addition? On the floor plans, it is not clear how
this connects, as some portions appear to be blocked off from the existing residence (for example, in the area
that states, "existing house 117"x 6'11" and a sink is shown.
2nd review comment: Per our phone conversation with James, I will redline the plans to state there is interior
access between the existing residence and the addition and no duplex or secondary dwelling unit will be created
with this permit. The sink shown on the west side of the house is a utility sink in the existing laundry room. No
additional changes need to be made to the floor plan.
9. The lot dimensions are slightly different than the original subdivision map (below). Please revise for consistency.
2nd review comment: comment not addressed. Dimensions are the same as the original submittal and were not
revised to be consistent with the subdivision map. Please see subdivision map and attached 2017 site plan.
 4 4W-011
70
 o
o Tt
The interim permit intake/resubmittal policy is available on the Permit Services Page.
