It looks like a formal Design Review decision was issued <br />back in March of 2016 when this was in the old B-3 zone; however, that application has since expired. Since this was <br />submitted before Rethink Zoning became effective, we can review this application under the old Metro Everett <br />standards (EMC 19.20 in the previous code). In order for the Planning Department to approve the permit, please submit <br />the following: <br />1. Please provide an analysis of how the proposed facade improvements meet the Urban Mixed (UM) zone <br />standards under the old zoning code (EMC 19.20), including but not limited to: fagade requirements in <br />19.20.305, weather protection in 19.20.320, transparency in 19.20.330, etc. <br />Note: The street designation for this property is TOD. <br />2. Can you please clarify what the valuation of the proposed work is? The application states $5,000. <br />3. Please clarify if the "high lift overhead aluminum door" consists of windows or if it is solid. <br />4. Please clarify the existing and proposed use of the building. <br />5. Under current code, the property is zoned Mixed Urban (MU) and on a TOD street. The improvements would be <br />subject to the requirements in EMC 19.12 (Building Form and Design standards).
