The project site is currently a 27,878 square foot property includes three <br /> separate buildings. The existing land use for this property is Retail Sales Trade. The <br /> building at 2110 Hewitt Avenue was built in 1905 and the floor was designed to support <br /> automobiles/ storage. The existing structure is approximately 4,876 S.F. <br /> TENANT IMPROVEMENT/LAND USE—NARRATIVE STATEMENT <br /> The existing property @ 2110 Hewitt Avenue requires that the front facade rebuilt due to <br /> the aging brick corbel. Our intent for this project is to rebuild the north facade to improve <br /> the corner and possibly attract a new tenant or possible buyer. The new work scope of <br /> will include new steel bracing, new aluminum storefront glazing along with a new fully <br /> glazed overhead door. We will use the existing brick reused to create a nice base. The <br /> siding will consist of two different style concrete siding board materials. Hoping to keep <br /> the mint green colors.
