Mr. Drew Martin
2713 Maple Street, LLC
Plan Check Number: B2101-051, Second Building Review
March 7th, 2022
Second Floor. The construction of the new interior and exterior walls, foundations, and stair
landings is not included. Structural drawing should be submitted that include framing plans,
sections, details, construction schedules, fastening schedules, materials requirements, general
notes, special inspection requirements, etc. The drawings should substantiate compliance with
the prescriptive requirements of the IRC. Alternatively, an engineered design may be
performed for portions of the structural design per Section R301.1.3. See Sections R106.1.1
and R301.1.
The design has been engineered. Structural calculations were provided with the submittal and
revised calculations with this resubmittal.
2. A general fastener schedule should be provided per IRC Table R602.3(1). Providing a reference
to this table in the drawings does not satisfy this requirement. In addition, the make and model
of proprietary hardware should be specified where used for connections.
Exterior walls have been analyzed/designed in accordance with the AWC NDS. Shear wall and hold
down schedules were provided with the as-built information on Dwg No. A1.2 and are still
adequate, as shown in the structural calculations. Actually, by filling in the large bay doors, the
structural performance will only be improved. The original fastener schedule was also provided on
Dwg No. A1.2.
3. Details for the construction of the new walls should be included. The details should specify
connections for the top and bottom framing plates to the existing structure. See IRC Sections
R106.1.1 and R301.1.
The new walls are primarily interior partition walls. Standard interior and exterior wall details are
shown on architectural and structural details sheets.
4. The proposed design includes modifications to the existing wall bracing. The drawings should
be revised to show the modified wall construction. The braced wall lengths should be specified.
See IRC Section R106.1.3.
The existing walls have been analyzed. Shear wall schedule has been added to the proposed floor
plans to match existing shear wall schedule already shown on Dwg No. A1.2.
5. The new and modified bearing and braced walls require new foundations. Details for the
foundations should be included in the construction drawings. Anchorage is required per
Sections R403.1.6 and R602.11.1. See Sections R403 and R404.
There are no new bearing walls and no proposed changes to the shear walls. All loads are
transferred at the exterior walls. Existing foundations are adequate per the structural calculations
provided.
6. Framing details for openings in the walls including headers, and king and jamb studs, should be
included in the construction drawings. See Section R602.7 and R602.7.5.
Standard wall & header details have been added
Page 6 of 8 i
