The architectural and structural general notes on Sheets 4 and S-1.0, respectively, reference <br /> the 2015 versions of the building codes. The proposed project should comply with the <br /> requirements of the 2018 editions of the IRC and IBC. The drawings should be revised as <br /> needed to comply with the current code requirements. See Section R106.1.1 and EMC Section <br /> 16.005.030. <br /> 2. The project includes a site plan that does not clearly show the proposed location of the building <br /> on the lot. The plan should be revised. Fire separation distances (FSD) with the lot lines and <br /> the existing single-family residence (SFR) should be specified. An imaginary lot between the <br /> existing and new buildings should be shown. Note that the Planning department has also <br /> issued comments on this issue; see the Planning correction letter emailed on 08/05/2010 for <br /> additional information. See Section R106.2 and additional comments below. <br /> Architectural <br /> 1. The building appears to be located with FSD to the property lines of less than 2 feet. See Table <br /> 302.1(1). The following comments should be addressed: <br /> a. The building is required to have fire-rated walls on the north and west sides. Details <br /> providing listed tested assemblies should be included in the construction drawings. The <br /> details should include the assembling listing number. <br /> b. Openings in the exterior walls are not permitted on the north and west sides. The windows <br /> should be removed. Note that the closet window shown in the Floor Plan on Sheet 1 is not <br /> shown in the Rear Elevation. <br /> c. Continuing with the previous comment, roof ventilation openings are similarly not permitted <br /> along the west eave. See additional comments below. <br /> d. Eaves (i.e., projections) are not permitted along the north and west sides. Note that if the <br /> FSD to the roof eave exceeds 2 feet but is less than 5 feet, fire-rated construction is <br /> required. <br /> e. Continuing with the previous comment, the eave and rake dimensions should be specified in <br /> the construction plans for all sides of the building. <br /> 2. The building is understood to be located within the minimum lot setbacks and may required <br /> relocation by the Planning department. Depending on the revised location, the building may be <br /> subject to additional fire-rated construction requirements along the south and east walls due to <br /> FSD with the existing SFR. An additional permit to modify this structure may be required to <br /> modify the existing SFR is adequate FSD are not maintained. See Table R302.1(1). <br /> 3. The FSD distance does not permit installation of ventilation openings along the north and west <br /> sides, preventing adequate distribution of ventilation openings at the building perimeter. The <br /> roof system should be revised to be an unvented roof.
