Vicinity Map: Remove bullets at the top of the page and provide a succinct project scope summery, such as:
"Perform interior remodel of existing space to convert from a dental lab to a dental office. Demolition and
construction of interior non-bearing walls only within suite. Other work includes...Jif applicable)."
2. Site Plan: Fix the note for the "Area of Work" and state it occurs at the second floor. Specify the suite
number.
3. Project Data: Edit the "Building Code" information to state "2018 IBC'.
4. Key Plan: This can be kept of removed as it is somewhat redundant with the Site Plan and other plans below
it. If kept, the following should be edited:
a. The plan is distorted. The image should be fixed.
b. The plan appears to include information and notes from the previous project from which is was
obtained. All old notes should be removed (e.g.,work on cabinets and plumbing in the adjacent
suite to the north, etc.).
5. Existing Plan: Edit as follows:
a. The plan is distorted. The image should be fixed.
b. The plan appears to include information and notes from the previous project from which is was
obtained. All old notes should be removed (e.g.,work on cabinets and plumbing in the adjacent
suite to the north, etc.).
c. The plan should indicate walls to be demolished.
6. Final Design: Edit as follows:
a. Show all work in Black and White. Solid or infilled walls are recommend for new wall
construction. Bold lines that standout relative to existing work(e.g., light lines, "grey-scale", etc.)
are acceptable drafting standards also.
b. Show walls to be demolished on the Existing Plan. Note that egress paths are not clear, such as the
east-most patient room that does not clearly have a doorway.
c. Show the minimum clearances for all hallways and doorways. See IBC Chapter 10 the minimum
width requirements.
d. The offices have built-in furnishings. These rooms should comply with accessibility requirements of
ICC A117.1-09, including but not limited to turn-around and doorway clearances.
e. Clarify the "PAN" room at the east end;this appears to be imaging equipment. This does not appear
to have sufficient clearance for accessibility requirements. A minimum 5-foot turn-round should be
provided.
f. Verify that the restroom has not been modified.
g. A detail should be provided for the new interior wall construction, including but not limited to top
and bottom connections. The walls and connections should be designed for a minimum out-of-
plane load of 5 psf.
h. A reflected ceiling plan is not provided. Note that this may not be necessary if a grid ceiling is being
modified. It is anticipated that other systems such as ventilation and sprinklers will need to be
modified. A fire alarm system must also be modified if present.
Please let me know if you have questions.
i
