GEOTECHNICAL ENGINEERING STUDY <br />Proposed Multi -Story Building <br />2701 —2711 Rockefeller Avenue <br />Everett, Washington <br />This report presents the findings and recommendations of our geotechnlcal engineering study for <br />the site of the proposed multi -story building to be located In on the southeast corner of Everett <br />Avenue and Rockefeller Avenue in Everett. <br />Development of the property is in the planning stage, and detailed plans were not available to us at <br />the time of this study. However, we were provided with conceptual plans which were developed by <br />Clark Barnes Architects and dated October 9, 2018 that indicates the existing parking lot and small <br />existing building will be demolished, and a new multi -story building will be constructed on the site. It <br />appears that the proposed building will have little to no setbacks from the property lines. We <br />understand the new building will have six stories above the upslope, western side of the site <br />overlying three stories of below -grade parking. The ground surface drops approximately 10 feet in <br />elevation from west to east across the site, therefore It is likely there will be only two levels of <br />below -grade parking at the adjacent alley to the east. Excavation depths in the order of 20 feet <br />below the eastern adjacent alley and 30 feet below the western adjacent Rockefeller Avenue are <br />anticipated. <br />If the scope of the project changes from what we have described above, we should be provided <br />With revised plans in order to determine if modifications to the recommendations and conclusions of <br />this report are warranted. <br />SITE CONDITIONS <br />SURFACE <br />The Vicinity Map, Plate 1, Illustrates the general location of the site on the southeast comer of <br />Everett Avenue and Rockefeller Avenue in Everett. The rectangular -shaped subject site is <br />comprised of five adjoining parcels with address of 2701 to 2711 Rockefeller Avenue from north to <br />south. The subject she as a whole has dimensions of 200 feet in the north -south direction and 120 <br />feet in the east -west direction. An asphalt parking lot covers the almost the entire subject property; <br />however, a small two-story commercial building Is located near the center of the site. The ground <br />surface slopes gently downwards from northwest to southeast across the properly. The eastern <br />perimeter of the site is generally 8 to 10 feet below the ground surface along the western property <br />line. A small 2- to 3-toot-tall modular -block wall borders the western edge of the southern hat of <br />the parking lot where the parking surface is below Rockefeller Avenue to the west. <br />As discussed above, the site Is bordered by Rockefeller Avenue, Everett Avenue, and an alley to <br />the west, north, and east respectively. A one-story commercial building (2719 Rockefeller Avenue) <br />borders the site to the south; the adjacent building overlies a full basement floor beneath <br />Rockefeller Avenue which daylights to the alley to the eastern alley. The building appears to be of <br />brick constructlon over concrete foundations with footings near the ground surface of the subject <br />site's parking lot elevation. <br />GLOMCH CONSULT*re, INC. <br />
