We do not have clear contact information for <br />this project, so I'm sending this to you as the listed applicant. <br />This email will serve as the review letter. Two copies of the revised drawings should be submitted. An itemized <br />response letter addressing the review comments should be provided. <br />The following comments should be addressed: <br />The weights of the new units, which appear to be at least 453 pounds, should be stated in the drawings. Note <br />that any additional weight (e.g., curbs, etc.) should be added to the total listed weight. <br />The submitted drawings are recycled sheets from the original 1984 construction drawings. While these may be <br />used, the drawings should accurately show the placement of the units and other existing units to remain in - <br />place. See other comments below regarding required analysis of the roof system. Note that the Sheet M-1 <br />listing original HVAC units AC-1 and AC-2 is for Building D, not A-B; the "Salty Jack's" and "Broadway Galley" <br />tenants shown in the partial plans can be seen in Sheet T-2 (not included in the submitted drawings — see the <br />records on the City of Everett website). <br />The submittal indicates that the units are replacing existing units installed with permits in the mid 1990's. The <br />available permit history for this building does not appear to include installation of these units. The original roof <br />construction is wood trusses with a superimposed snow load of 25 psf. The proposed units increase the loading <br />by at least 30% over the original design (based on two trusses supporting each unit, and no other unit loads on <br />the trusses supporting each unit). This is significantly above the 5% threshold per IEBC Section 706.2. Structural <br />calculations should be submitted for review substantiating that the trusses are adequate for the unit loads in <br />addition to self -weight and the design snow load. <br />4. Continuing with Comments 2 and 3, supplemental framing may be required. Substantial modifications and <br />additions to the roof framing will require a separate building permit. <br />Please contact me if you have questions.
