5. It appears that post-installed connections into existing concrete are being proposed on
this project. Please provide a schedule of Special Inspections for the project per IBC
1704.3 and Table 1705.3.
6. It appears that new wood shear walls are much shorter in length than the previous
design, please provide structural calculations that verify lateral load from the addition as
well as the existing shear walls that may be overloaded due to the loss of lateral
resistance from the existing condition. IEBC 807.5.
7. On the Sheet 'Site' and Sheet 'GN', the timber strength reference values appear to be
conflicting. For example, the glulam beam values do not match between the sheets.
Please correct and clarify.
8. It appears the reinforcement notes under Concrete on Sheet 'GN' do not contain
reinforcement lap splice lengths or development lengths. Please indicate these lengths on
the plans. IBC 107.2.1.
9. On Detail 3C/D1, the proposed 4x6 wood post supporting a W12x22 does not appear to
have checks for the member capacity nor the capacity of the connection. Please provide
structural calculations verifying these items. IBC 1604.2.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two new sets of revised construction documents reflecting the corrections
requested. Please include a response letter which indicates how the corrections were resolved.
All codes cited refer to the 2015 International Residential Building Code (IRC), 2015
International Building Code (IBC), 2015 International Existing Building Code (IEBC), the 2015
International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and/or the 2015
Washington State Energy Code (WSEC), as amended by the State of Washington and adopted
by the City of Everett.
