Thank you for your application. I am a <br /> planner with the City reviewing your proposal for Critical Area code compliance. Please see <br /> below and attached for needed corrections before Planning can approve your proposal. <br /> After review of permit history, Code Enforcement case file, the submitted Critical Area Study <br /> and Wetland&Buffer Restoration Plan conducted by Wetland Resources the following must <br /> be amended: <br /> 1. The area labeled as Buffer Restoration Area 2 was never approved by the city to be <br /> altered and used as maintained lawn area. A maintained lawn area is also in violation of <br /> the original Reasonable Use Approval and is not allowed to be put back to this <br /> condition. Please have the Critical Area Study and Restoration Area Plantings Plan <br /> revised to show this area as restored buffer. The original Planting Plan for Buffer <br /> Restoration Area 2 south to Puget Drive is attached for reference. <br /> 2. A Demolition permit application must be submitted to Permit Services to remove the <br /> unpermitted carport structure on the south side of the residence that encroaches into the <br /> buffer area. This demolition permit must contain the removal of all other accessory <br /> structures located within 5-feet of the buffer's edge including the second story deck as <br /> no permit history of the deck could be found and based on aerial images and Snohomish <br /> County Assessor's Property Report the deck extends out into the buffer area. This demo <br /> permit must be submitted prior to the approval of this Public Works permits as the two <br /> permits will be issued together. If there is record of the deck being permitted with the <br /> house, please provide this information to be reviewed and taken into consideration. <br /> 3. Include in the scope of work under permit PW2204-014 the removal of the unpermitted <br /> concrete driveway on the south side of the residence. This driveway is partially located <br /> within the buffer area and the property is not afforded any more driveways or parking <br /> areas beyond what has already been permitted to the north of the residence. <br /> 4. The existing fence north of the residence running parallel to Florida Drive is shown on <br /> the Critical Area Study and Mitigation Plan Map as the edge of wetland buffer. This is <br /> incorrect. The existing fence must be relocated to the appropriate location. <br /> 5. On the Critical Area Study and Mitigation Plan Map is shown the required critical area <br /> fence. This fence must be located along the entire buffer's edge down Florida Drive and <br /> across Puget Drive. Additional Critical Area Signs shall be located along the fence line. <br /> 6. The original Reasonable Use approval approved a 50' x 125' buffer impact area where <br /> the house, garage, and lawn were to be located. Please ensure the Critical Areas Study <br /> and Mitigation Plan Map shows this accurately and makes any needed revisions to the <br /> planting plan. <br />
