During our visit,we met with Mr.Jeff Leer with McBride Construction, and Mr.Jim <br /> Thompson,the owner,who provided access to the home. The Thompson Residence is a 2-story,wood-framed building <br /> with a finished loft space above and a detached garage. The building was reportedly constructed in 1901 and later <br /> renovated in 1967. <br /> Recent vandalism occurred throughout the residence. The most significant damage occurred in the third-story loft <br /> area. Vandals tore holes through the gypsum wallboard(GWB)in the loft area and stripped the copper wiring and <br /> plumbing throughout the residence via these access points. Only the interior walls had GWB removed. No GWB or <br /> cladding removal occurred at the exterior walls. <br /> The anticipated scope of repair is as follows: <br /> • Remove and replace electrical as needed—fixtures,outlets and wiring <br /> • Remove and replace the sink and bathtub in second floor bathroom <br /> • Remove and replace rough-in plumbing throughout residence <br /> • Remove replace water heater <br /> • New hood vent for the kitchen stovetop <br /> • Remove and replace floor heaters throughout <br /> • Remove and replace kitchen cabinets <br /> • Repair damaged glazing in the mudroom exterior door <br /> • Partial 1/2"GWB removal throughout the residence to further determine the extent of repair <br /> • New R-30 insulation in crawlspace <br /> There is no change to the building footprint or square footage.All replacements are to be"like for like"and to match <br /> existing. Based on the above scope of work,we have prepared marked-up floor plans showing the approximate extent <br /> of repairs. See attached photos of examples of the damage. <br /> Details,such as, but not limited to: interior finishes,doors,window trim,etc.are not included in our repair <br /> recommendations.
