Please see below for items the Planning Department needs <br />addressed before we can complete our review. Note that these comments only address <br />requirements and standards under the Unified Development Code (Title 1) and the <br />application checklist. You may receive comments from other departments addressing other <br />standards. <br />The subject property is zoned R-1. The purpose of the single-family detached low -density <br />residential zone is to provide for and protect certain areas of the city for detached single- <br />family residential uses. A structure housing 2 dwelling units (i.e. duplex) is only permitted in <br />the R-1 zone on lots containing a minimum of 12,000 square feet. As noted on the submitted <br />site plan the subject property is under 7,000 square feet. A 2-unit dwelling (i.e. duplex) is a <br />prohibited use on this lot and shall not be allowed. <br />1. Basement plan. One -unit dwellings (i.e. SFR) are only permitted one (1) kitchen. <br />Remove all items in basement that in whole or in part establish a second kitchen. This <br />includes a kitchen sink, oven and/or range, and dishwasher. This also includes a room <br />labeled "pantry". <br />2. Height Calculations. Provide height calculations on the elevation drawings that show <br />the established base elevation from the site plan and showing that the structure does not <br />exceed the 28-feet permitted for the R-1 zone. <br />3. Site work / Site plan. <br />a. Show the window wells along the front fagade on the site plan. <br />b. Driveway width within the front setback area shall not exceed 30-feet (EMC <br />19.34.110.C(1)). <br />c. Include perimeter dimensions of all proposed improvements on the site plan. <br />This includes decks, stairs, and window wells. <br />d. Remove red dashed BSBL. <br />e. The four average base elevation points shall be taken from the mid -point of the <br />four sides of the proposed structure. Points A and C are not taken from the mid- <br />point. <br />f. Height calculation benchmark. It is not clear what the benchmark is. Please use a <br />fixed location to use as the benchmark like the top of the water meter for <br />example. <br />4. Front porch. Per EMC 19.08.050 the proposed front porch design shall have a minimum <br />depth of 6-feet and shall have a weather -protective roof. <br />Once revisions are ready to be submitted please follow Permit Services re -submittal <br />instructions found here. <br />Thank you, <br />
