Structural drawings should be submitted that <br /> include framing plans, sections, details, construction schedules, fastening schedules, materials <br /> requirements, general notes, etc. The drawings should substantiate compliance with the <br /> prescriptive requirements of the IRC. Where a structural design is performed per Section <br /> R301.1.3, structural drawings and calculations should be prepared by a professional engineer <br /> licensed in the state of Washington; the drawings and calculations should bear the seal and <br /> signature of the engineer. See RCW Sections 18.43.010, 18.43.020, and 18.43.070 and IRC <br /> Sections R106.1.1 and R301.1. <br /> 3. Please provide Foundation plans, sections, and/or details showing any new footings and any <br /> below-grade walls. The foundation material(s) should be clearly specified. The plans should <br /> specify the type, size, length, width, thickness, and height of all parts of the foundation. Clearly <br /> indicate locations of all required hold downs. R106.1.1 <br /> 4. The plans appear to show basement retaining walls supporting more than 48 inches of <br /> unbalanced backfill. Retaining wall details should be included in the drawings and calculations <br /> substantiating the design should be submitted for review. See IRC Section R404.1.1. Note that <br /> retaining walls supporting more than 6 feet of backfill height measured to the bottom of the <br /> footing should include an additional seismic lateral earth pressure. IBC 1807.2.2 <br /> 5. See Details 4 and 5 on Sheet All. A drainage system should be specified. See Section R405.1 <br /> for more information. <br /> 6. See Detail 5 on Sheet All. Plans should include notes for the construction of the window well <br /> walls.
