B2303-070 <br /> 2410 Everett Ave <br /> CHACON REGINA M &JORGE H <br /> The submitted floor plans show the following conditions, after the proposed corrective <br /> demolition is performed: <br /> Main House (Current plan): <br /> 2F 964 sf 1 Bath <- permitted per C0509-014 <br /> 1F 1435 sf 1 Bath E- original <br /> Basement 1416 sf 1 Bath <- permitted per C0702-013 <br /> # of bedrooms 4 <br /> Accessory Structure (Current plan): <br /> 1F 347 sf 1 Bath E- no record of permit <br /> There are two issues revealed by the comparison between the County records and the <br /> submitted drawings: <br /> 1. A search through the Digital Records Center shows that there have previously been <br /> permits that pertain to the bathroom on the second level and the bathroom in the <br /> basement of the main house. According to the County Assessor's record, however, the <br /> accessory structure has no bathroom. The bathroom in the accessory structure shown <br /> by the current floor plan does not appear to have a permit associated with it. <br /> 2. The floor areas of the first and second floor of the main house are on par with the <br /> County Record, but the current basement is much larger than what is recorded in the <br /> County Record. I am not able to locate any permitted work related to an expansion of <br /> the basement. If you have record of that, please provide it so we can take that into <br /> consideration. <br /> Based on the observations made above, we are concerned that there has been unpermitted work <br /> other than the kitchens. The Architect should identify the works performed without permit, and <br /> designate the areas of the walls that need to be uncovered for the inspection of unpermitted work. <br /> 3. In order to establish the accessory building as an accessory dwelling unit, the <br /> submission needs to show that the structure is compliant with the current building code, <br /> including but not limited to 2018 International Residential Code with Washington <br /> Amendments and 2018 Washington State Energy Code. All electrical, mechanical, <br /> plumbing and framing installed/altered without permit, inspection, and approval must be <br /> uncovered for inspection. <br /> The submitted drawings are not construction-level drawings and generally show the as-built <br /> condition. Construction-level drawings should be submitted for review. The drawings should be on <br /> the same size sheets of paper and drawn to-scale. The drawings should include both architectural <br /> and structural sheets.
