However, the submitted documents are not <br />sufficiently developed for us to perform a comprehensive review at this time. <br />Construction -level documents should be submitted for review. Two complete sets of the revised drawings <br />should be submitted to replace the previously submitted drawing sets. Preliminary comments are provided <br />below to assist in preparing the drawings, but these are not intended to provide a comprehensive review. The <br />resubmittal documents should include an itemized response letter clarifying how the review comments below <br />have been addressed. <br />Intake Review Comments: <br />1. Verify that the existing unit was installed with a valid permit. Replacement of an existing unit that was <br />not permitted will require evaluation of the existing structure for the new unit. Depending on the age <br />and construction of the building, and the estimated age of the unit, this is something that can be <br />discussed further as a permit history on older units is often difficult to verify. <br />2. Where the existing unit has been installed with a valid permit, the drawings should include the weights <br />of the existing and new units, and demonstrate that the new unit does not increase the previously <br />permitted lading condition on the roof by more than 5%. The weight of all accessory components (e.g., <br />mounting curbs, operating weight with fluid, etc.) should be included. If the load increase exceeds 5%, <br />a structural analysis of the supporting framing is required. See 2018 IEBC Section 706.2. <br />3. If installation of the unit requires substantial structural modifications to the supporting framing, a <br />building permit will be required. The application should include drawings and calculations for the <br />proposed modifications. Minor modifications (e.g., blocking between existing framing, curbs, <br />sheathing penetrations that do not cut framing members) may be performed within the scope of the <br />mechanical permit application. <br />4. If the unit is suspended, details and calculations for the gravity supports and lateral bracing of the unit <br />is required if it exceeds 20 lbs. See IBC Section 1613.1 and ASCE 7-16 Chapter 13. <br />5. Details will be required when penetrating fire -rated assemblies; the applicant is responsible to <br />evaluate the building and determine the Construction Type of the building per IBC Section 601, and the <br />locations and ratings of assemblies. Penetration details should be provided for the rated assemblies <br />per IBC Chapter 7. <br />6. The drawings should list additional required permits as follows: <br />a. A Plumbing permit is required when the unit requires connection to the plumbing system(s), <br />such as water supply and/or discharge lines connected to an HVAC unit. <br />b. An Electrical permit will be required for work involving components that are hardwired to the <br />building's electrical system. <br />
