I <br />am the planner conducting the Planning intake review for this application. Please note the following comments are not a <br />thorough plan check review and they only address larger zoning compliance points and the submittal <br />checklist. Additional comments may be provided by the Building intake reviewer for your application; please utilize the <br />Online Permitting Portal to check on the status of other reviewers. <br />Please clarify if an addition on the back of the house is proposed, or if all work will take place inside the existing <br />residence. <br />Please add the following information to the site plan (see attached Residential Construction Checklist for <br />minimum site plan requirements): <br />a. It is not clear where the property dimensions are shown on the site plan, but it appears 60'6" and 134'1" <br />are referring to the lot width and depth. Based on the subdivision map (attached) and legal description, <br />the lot is 60' by 120'. Please revise accordingly or clarify how you determined these dimensions. <br />Note: please make sure the building dimensions and setback dimensions all add up to the correct lot <br />width and depth. <br />b. It is difficult to tell which numbers are setback dimensions and which numbers are exterior building <br />dimensions. To help clarify, please show the exterior building dimension number on each side of the <br />building (see attached site plan example), instead of dimensioned off to the side. <br />Note: please be sure to include all exterior building dimensions, including the dimensions of the front <br />porch, garage, and shed. <br />c. Clearly provide all setback dimensions (setback of structures to nearest property lines) and distances <br />between structures. <br />3. Please submit a floor plan that clearly shows all existing and proposed improvements and the use of each <br />room. For example, the floor plan does not show the kitchen. Is this a partial floor plan only? It is not clear. <br />4. Our maps indicate there are medium landslide hazard areas on the property. Since it appears exterior work is <br />proposed, a Geological Assessment letter is required per EMC 19.37.070 . I will confirm this requirement at our <br />next staff meeting and follow up before the end of this week (8/13). <br />The interim permit intake/resubmittal policy is available on the Permit Services Page. Please submit at minimum 2 <br />copies of any revised documents/plans. <br />These comments are only related to the land use code and do not account for all possible requirements from other <br />departments.
