The site contains a large brick building (previous YMCA) and vacant graveled <br /> lot (recently demolished YMCA addition);the site is 100% covered with hard surface. The site generally <br /> slopes in an easterly direction ranging between 4%and 8%with approximately 8 feet of fall from the <br /> upper westerly boundary down to the lower easterly boundary of the site. The site is accessed via an <br /> alley along the westerly boundary of the site. <br /> This proposal is for a new 51 stall parking lot on the currently vacant area (previous YMCA addition <br /> building that was removed in 2021) north of the existing building. The parking lot will supplement the <br /> existing building onsite and the new residential apartment building on the east side of Rockefeller <br /> Avenue, currently under construction by the applicant. Vehicle will access the parking lot from the alley <br /> along the westerly side of the subject site. <br /> Supporting infrastructure, including stormwater collection and conveyance facilities; urban landscaping; <br /> and walkways will be installed with the site development. Minor site frontage improvements will be <br /> made along Rockefeller Avenue to facilitate access and a public road system to the site.
