including but not limited to, consents to an assignment, a subletting or the presence or use of <br /> Hazardous Materials, shall be paid by Tenant upon receipt of an invoice therefor. <br /> (t) Business Licenses. Tenant agrees to obtain and/or maintain a City of <br /> Everett business license, if required by applicable law. Tenant also agrees that its performance <br /> of this Lease shall be conclusively deemed to have been performed in Everett and shall pay all <br /> applicable local,state, and federal taxes thereon. Tenant agrees to register,obtain, and maintain <br /> any State of Washington business licenses, Department of Revenue account and/or unified <br /> business identifier as required by RCW 50.04.140 and 51.08.195. <br /> (u) Counterparts;Signatures. This Lease may be executed in counterparts. All <br /> executed counterparts shall constitute one agreement, and each counterpart shall be deemed <br /> an original. The parties hereby acknowledge and agree that electronic signatures, facsimile <br /> signatures or signatures transmitted by electronic mail in so-called "pdf" format shall be legal <br /> and binding and shall have the same full force and effect as if an original of this Lease had been <br /> delivered. Landlord and Tenant (i) intend to be bound by the signatures (whether original,faxed <br /> or electronic) on any document sent by facsimile or electronic mail, (ii) are aware that the other <br /> party will rely on such signatures, and (iii) hereby waive any defenses to the enforcement of the <br /> terms of this Lease based on the foregoing forms of signature. <br /> [signatures on following pages(s)] <br /> 19 <br />
