EXHIBIT B <br /> Terms and Conditions of Extension Term <br /> Provided Tenant is not in default of any provision of the Lease beyond the applicable cure period <br /> at the time Tenant exercises the option to request extension of this Lease, Tenant shall have the <br /> option to request extension of the term of this Lease for an extension term of five (5) years <br /> ("Extension Term"). For clarity, this means that the Lease could be extended until July 31, 2033. <br /> If Tenant desires to exercise its option to request extension of the Lease, Tenant shall provide <br /> written notice of the election to Landlord at least six (6) months prior to the expiration of the <br /> original Lease term. If the request is made, and City Parks and Facilities Director approves the <br /> request at such Director's sole discretion, then the Lease will so extended, and the Extension <br /> Term shall be subject to the same terms, covenants and conditions as the original term, except <br /> that the Base Rent during the Extension Term shall be as follows: <br /> Dates Monthly Base Rent <br /> January 1, 2029—December 31, 2029 $911.53 <br /> January 1, 2030—December 31, 2030 $938.87 <br /> January 1, 2031—December 31, 2031 $967.04 <br /> January 1, 2032—December 31, 2032 $996.05 <br /> January 1, 2033—December 31, 2033 $1,025.93 <br /> 2 <br />
